What Documents Do You Need to Sell Your House in Costa del Sol?
As a seller, you need to provide complete documentation about your property to your selling agent, namely :
*Escritura : title deeds
The Escritura (title deeds) states who owns the property and gives a description of the property. This is your most important document. if you can’t find your Escritura (title deeds), dont worry, you can request a copy from the Notary where it was signed. It may take a few days. Also… You will need to update your Escritura if, since purchasing your property, you have added a pool or you have built additional rooms for example: a bedroom, dining room, bathroom, storage room or a garage. Your Escritura (title deeds) must be updated to include this and that requires the services of an architect and an asesoria. … & COPIA SIMPLE (as its name states, is a simple or shortened copy of the escritura (title deeds). The notary will give you a Copia Simple once the escritura has been signed.
*Nota Simple (Property Registry Filing):
It is an official report from the Land Registry of Spain (Registro de la Propiedad) that describes the property & contains information confirming the legal status of your property: the current owner, the boundaries, the total square meters, if the land is classified as rústico, urbano, or urbanizable, etc.
One thing to note is : in Spain, if the property has debts — like mortgages, unpaid taxes, embargo pending legal resolutions, community debts, private debts — those debts will be tied to the property.
*Energy Certificate : a report that certifies the energy efficiency of both housing units and business premises.

* Finance : what are the operating costs of your property?

• Last IBI reciept (Tproperty tax) “Impuesto sobre Bienes Inmuebles” : This is a local tax levied by the town hall where your property is located. It is paid once a year (normally due in August through to November). The amount of tax to be paid generally depends on the size of the property, the classification of the land the property is built on, the size of the plot, and the proximity to services and infrastructure.
